Monmouth County June Sales Way Up - Lowest Absorption Rate in over 4 Years!

Single-family home unit sales in Monmouth County, NJ, were up 50% in June relative to the year before (650 homes sold vs 435) - a remarkable increase and hopefully a promising indicator of market improvement. Interestingly, June's figures were an even bigger increase from May - 94%!

Upon seeing this I thought, "Well of course it means that the prices must have been really low..." but the median sale price actually went up by 6%! (from $385,000 to $408,500)... also good news.

And while current inventory is slightly higher than this time last year, the absorption rate is way down due to the number of homes sold... currently there is only about 7.5 months of available inventory. That means that at the current rate of home sales, if no additional homes came on the market, it would take 7.5 months to sell out everything. You may think that sounds like a long time but that's the lowest it has been in at least four years! (Our MLS only provides stats for previous four years so I can't confirm the last time it was that low.)

The next question is "why"? Was it due to the expiration of the First-time Homebuyer Tax Credit (which also provided tax credits for some non-first timers as well)? The original expiration date of June 30 was extended by Congress in the 11th hour for those already under contract because there were so many transactions that needed to be closed and not enough time to get it all done. Banks, title companies, attorneys... many were backed up and couldn't get things closed by the deadline.

So the sales jump was certainly due at least in part to this incentive but many agents I've spoken with reported very little if any impact from the tax credit. I had one client who qualified and was able to close in time but the incentive was not the overriding factor in making an offer (but welcome nonetheless). Similarly, I have other clients who would have qualified but they were not interested in making an offer on something simply to get the credit... they still had to find the "right" house. And haven't. Yet. (Hope springs eternal for us realtors...)

In re-examining last year's sales, the trend was an increase in sales that began in May and really kicked in in June - October. I'm hopeful that we may see a similar trend this year as prices remain attractive (relatively flat overall for the past 24 months) and the mortgage interest rates are great.

So if prices aren't going down and money is cheap... isn't NOW a great time to buy?

National Flood Insurance Program + First Time Home Buyer Tax Credit Extended

Last night, the Senate passed the National Flood Insurance Program Extension Act, an extension of the National Flood Insurance Program until September 30, 2010. The bill is retroactive and covers the lapse period from June 1, 2010, to the date of enactment of the extension.

Additionally, Congress passed an extension of the closing deadline for the Homebuyer Tax Credit, the Homebuyer Assistance and Improvement Act. It applies only to transactions that have contracts in place as of April 30, 2010, that haven't yet closed. The new closing deadline for eligible transactions is now September 30, 2010.

I had a closing scheduled for yesterday that couldn't happen because the lender decided last minute to not allow the mortgage to close without flood insurance (previously - as in the day before - they were OK with a paid receipt for the flood policy but changed their mind the morning of the closing)... this was compounded by the fact that the buyer is a first time buyer who was counting on the tax credit which was due to expire yesterday.

Needless to say the news of both bills' passage was welcome news this morning. What a difference a day makes!

Monmouth County Sales: Year-to-Date ~ Good News!

Good news! As of 6/21/10 Monmouth County single-family home sales are up 23.5% over last year's figures for the same period.

Increases were seen across the board in almost every price tier with particular emphasis in the higher price ranges. The first-home buyer tax credit doesn't appear to have made much of an impact in here as elsewhere in the country, although maybe some of the trade-up sales activity was due to the resale tax credit.

Probably most impressive is that the largest gains were in the $1.5 - $2 million range which showed a sales increase of 87.5%! And sales $2 million and above rose a whopping 71%!

Urge Congress to Renew Flood Insurance Program

I live at the very beginning of the Jersey Shore... it's an incredibly beautiful part of Monmouth County with panoramic views of the Atlantic, Sandy Hook & Raritan Bays, the Navesink & Shrewsbury Rivers.

Water is a key aspect of life here with many residents in my hometown of Highlands earning their livelihood as clammers and fisherman. Many commute to their jobs in Manhattan via the high-speed ferry services that have ports in Highlands, Atlantic Highlands and the Belford section of Middletown. There are numerous boat marinas, restaurants with dock & dine capability and people from all over the world come here specifically to surf, wind surf, fish, jet ski, sail or enjoy the beaches and scenic vistas.

For many, the ability to live here is made possible by the National Flood Insurance Program which provides coverage - often required by lenders - for homeowners near the water.

As a REALTOR^® and homeowner in New Jersey, I know the importance of flood insurance to many of our waterfront communities. From those living along the Jersey Shore to the Delaware River and beyond, flood insurance is critical to protecting homes and investment properties.

Until Congress extends the National Flood Insurance Program (NFIP), however, no new flood policies can be issued to protect private property owners. Since the expiration of flood insurance coverage provided by the NFIP on May 31, 2010, thousands of residential and commercial transactions are on hold.

Take action today and tell Congress to renew this vital program for homeowners and the real estate industry.

Realtors across the country are encouraging Congress to take action on this but everyone can take part in this effort.

Whodathunk? Men & Women Agree on Top 3 Features in a New Home!

So much for the battle of the sexes!

According to a recent study of 1000 home shoppers there was a surprising agreement among men and women among their Top 10 features in a new home.

1. Garage or designated parking space (Men = 85.5%, Women = 87.7%)
2. Master suite (Men = 79.8%, Women = 77.8%)
3. Ample storage space (Men = 71.2 %, Women = 72.7%)

I don't know about you but I find this somewhat surprising... Typically when I'm showing a home the garage & basemenent are of major interest to men, kitchens & family rooms & closets are primary to the women.

True, a master suite with dedicated bath and storage are generally of strong interest to both but I guess I was surprised a newer kitchen wasn't higher up on the list....

Sandy Hook Beach concerts begin on June 23!

It's that time of year again! The Sandy Hook Beach Concerts are due to begin their summer season in just a few weeks. Hopefully this year won't get the same number of rain-outs as last year.

For me, this is the quintessential summer activity and my favorite thing to do every summer. Imagine sitting in your beach chair or blanket on the sand with your good friends, enjoying a picnic dinner and glass of wine, with the sound of the surf crashing behind you and the stage in front with bands ranging from reggae to soul to country rock.

It's a big party with a couple of thousand people that's low-key, relaxing and filled with laughs. There's a fascinating assortment of people: some on the dance floor, some under a flag to signify their location to friends, some digging in the sand. Most are just chillin' to the music.

It's sponsored by the Sandy Hook Foundation who also offers a 50/50 raffle every night. The winning ticket has sometimes walked away with over $5000. The proceeds help pay expenses and further the efforts of the foundation to preserve Sandy Hook.

1st Quarter Showing Great Improvement over Last Year

As we approach the end of the first quarter I've been curious to see how we're faring relative to last year...

Earlier this quarter I had the impression that things were definitely picking up -- then came the 'season of extreme weather'. As people fled for shelter, comfort food and the Home Depot, they seemed to be avoiding the home buying process.

But alas, for our market area we're on track for almost a 20% increase in sales over 1st Qtr 2009. Of course, that period last year was truly a dark time (31% down from previous year's 1st quarter sales) so we're no where near where we had been but it's a positive sign neverthless. What is also encouraging is that the price ranges that have been experiencing the big increase is not the low-end which had been the realm of short sales and foreclosures... the biggest gains were in the $500-$5700K range and even above $1.5 million.

Sales Awards and More Personal Recognition

Every year since 2003 I have been proud to receive the New Jersey Association of Realtors Circle of Excellence Award and I'm am pleased to announce I have once again been named recipient for 2009.

The NJAR Circle of Excellence Award is given to real estate agents who have demonstrated excellence in their field and who have exhibited superior sales during the year.

I don't know how many licensed real estate agents there are in the state but there are currently 9472 active agents belonging to the Monmouth County Association of Realtors which also includes Ocean County agents. A total of 353 agents were recognized with this year's award.

While I don't solely view sales statistics as an indicator of my success, it's a welcome acknowledgement especially in what has been a challenging year at best and a heartbreaking year for many agents. I am also aware of how customers who come into my office respond to the awards & plaques hanging on my wall. It provides an objective perspective and confirms their decision to work with me as their representative.

What such an award doesn't acknowledge are the great efforts we agents expend on behalf of our clients that don't yield a closed sale (or a paycheck):

In a changing market, sometimes we are unable to convince a seller that our buyer's offer is reasonable (and we watch, sadly, when the price of that home subsequently falls below our client's offer and the buyer, discouraged, has decided to 'wait it out'...)
Sometimes we cannot keep the principals in the game when waiting for a bank to negotiate a short sale contract (and watch, sadly, when the price of the home subsequently falls below what the buyer was willing to pay and that buyer has now purchased another property...)
Sometimes despite attention to the market, thoughtful pricing, and strong marketing a listing doesn't find its buyer because the inventory is high and the demand is low.

It may sound trite but it's true: the greatest "award" is when a past client refers me to a friend or family member or when a client - buyer or seller - who has yet to make it to the closing table recognizes the work I've done and remaining confident in my abilities, chooses to continue working with me.

More personal? Certainly. And probably more meaningful. I take pride in providing service to my clients and community. And I think of myself as a service provider first, then a salesperson.
